Nineteen state-of-the-art flats are being built on a site between the city centre of Montabaur and the ICE railway station. Conveniently close to the centre and within walking distance of the new outlet mall, with a barrier-free design and the very latest energy-efficiency technology, these apartments are particularly sought after by the 50+ generation. The inhabitants of Bahnhofstrasse 55 can also look forward to a supremely healthy indoor climate thanks to AIRCONOMY®.

Architect Stefan Buschner from Montabaur is not only the owner of the eponymous TÜV Rheinland-certified practice, he is also a visionary. With impressive foresight, creativity and courage, he is a man who likes to turn visions into reality with his own two hands. In the prime of life and with both feet firmly on the ground, he recognised the need in the region for barrier-free accommodation for older people. “The elderly are most likely to move to urban centres,” says the 52-year-old from experience. “They cannot or no longer wish to look after a large house and garden; thinking ahead, many invest in a flat, which is more practical, less work and where all the everyday amenities they need are on their doorstep.”

The new block has 19 freehold flats, including four penthouse flats, between 28 and 130 square metres in size and two retail outlets on the ground floor. The exterior design merges seamlessly with the architecture of the surrounding houses. The interior fittings comply with the needs of barrier-free requirements and are senior-friendly; they have innovative energy-saving and efficient HVACR systems. All flats are accessible with a lift from the basement car park and feature video intercoms and electrical blinds on all windows. The latter have triple glazing, thus ensuring the maximum level of heat insulation and noise protection. The buildings, designed to comply with the German KfW-70 standard, provide heat insulation that is 30 per cent higher than legally required.

For heating and ventilation, the architect chose our AIRCONOMY® system which is installed on a total of 1,384 square metres of living space in the building. This system combines underfloor heating with controlled interior ventilation and it supplies a constant flow of fresh air at optimum temperature – all completely noiselessly and without any drafts. Thanks to heat recovery and low supply temperatures, the energy consumption of the house is very low. Once the exceptional breathability of the exterior shell of the KfW-70 house is taken into consideration, energy consumption is likely to be even significantly lower – much to the delight of the inhabitants and the owners, who benefit from permanently low heating costs. As the entire system is invisibly installed under the floor, there was no need for bulky radiators, leaving the inhabitants free to furnish their flats without having to plan around these.
